Terms & Conditions

Last updated: July 2026.

These Terms & Conditions ("Terms") govern your access to and use of the Stamp Duty Calculator website, Stamp Duty calculator, guides, rate tables, and any related tools (together, the "Service"). By accessing or using the Service, you agree to be bound by these Terms. If you do not agree, please do not use the Service.

1. Acceptance of Terms

By using the Service you confirm that you are able to form a legally binding contract, and that you agree to comply with these Terms and our Privacy Policy, Disclaimer, and Cookie Policy, each of which is incorporated into these Terms by reference.

2. Description of Service

Stamp Duty Calculator provides a free, browser-based calculator that estimates Stamp Duty Land Tax (and related regional taxes such as LBTT in Scotland and LTT in Wales) based on figures you enter, together with supporting guides, glossaries, and reference rate tables. The Service does not require registration and does not transmit your calculator inputs to our servers.

3. No Professional Advice

By using this website, you agree that all figures produced by the Stamp Duty calculator are estimates only and are provided for general informational purposes. Stamp Duty Calculator is not a substitute for professional financial, legal, tax, or conveyancing advice. You should always confirm your final Stamp Duty liability with a qualified solicitor, conveyancer, or accountant, and verify current thresholds with HM Revenue & Customs or the relevant regional tax authority before making any financial or legal decision.

4. Accuracy of Calculations

We take reasonable care to keep our rate tables current, but tax rates, thresholds, and reliefs change periodically and can vary by region, property type, and individual circumstance. We do not warrant that any calculation is accurate, complete, or up to date, and we accept no responsibility for reliance placed on any figure produced by the Service. Where a currency other than GBP is selected, figures are converted for display formatting purposes only using standard number formatting; underlying tax bands remain those applicable in the United Kingdom and are not adjusted for exchange rates.

5. User Responsibilities and Acceptable Use

When using the Service, you agree not to:

— use the Service for any unlawful purpose or in violation of any applicable law or regulation;

— attempt to gain unauthorised access to our systems, interfere with the Service's operation, or introduce malware, bots, or scraping tools that place unreasonable load on the Service;

— copy, reproduce, republish, or redistribute substantial portions of our rate tables, text, or design without permission;

— misrepresent figures generated by the Service as official, verified, or guaranteed tax advice.

6. Intellectual Property

The Stamp Duty Calculator name, logo, visual design, original text, and underlying software are owned by us or our licensors and are protected by copyright, trademark, and other intellectual property laws. You may view, use, and print pages of the Service for your own personal, non-commercial reference. No other use, including reproduction, modification, distribution, or republication, is permitted without our prior written consent.

7. Third-Party Links

The Service may contain links to third-party websites, including government resources and professional service providers. These links are provided for convenience only. We do not control, and are not responsible for, the content, accuracy, or privacy practices of any third-party website, and inclusion of a link does not imply endorsement.

8. Disclaimer of Warranties

The Service is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or free of harmful components.

9. Limitation of Liability

To the fullest extent permitted by law, Stamp Duty Calculator and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of, or inability to use, the Service — including any financial or tax decision made in reliance on a calculator result. Nothing in these Terms excludes or limits liability that cannot lawfully be excluded or limited, such as liability for death or personal injury caused by negligence, or for fraud.

10. Indemnification

You agree to indemnify and hold harmless Stamp Duty Calculator, its operators, and affiliates from any claims, damages, liabilities, costs, or expenses (including reasonable legal fees) arising from your misuse of the Service or your violation of these Terms.

11. Changes to the Service and These Terms

We reserve the right to update these terms, the calculator, its rate tables, and any other aspect of the Service at any time without prior notice, in order to reflect legal, regulatory, or operational changes. Changes take effect once posted on this page. Your continued use of the Service after any change constitutes acceptance of the revised Terms.

12. Termination

We may suspend or restrict access to the Service, in whole or in part, at any time and without notice, for example to protect the Service from misuse or to perform maintenance. Because the Service does not require an account, "termination" generally means restricting or discontinuing availability of the Service to you.

13. Governing Law

These Terms are governed by the laws of England and Wales, without regard to conflict-of-law principles. You agree that the courts of England and Wales shall have exclusive jurisdiction to resolve any dispute arising out of or in connection with these Terms or the Service, except where mandatory local consumer-protection law provides otherwise.

14. Severability

If any provision of these Terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining provisions will continue in full force and effect.

15. Contact Us
