4. Regional Variations

Stamp Duty Land Tax applies in England and Northern Ireland. Scotland instead applies the Land and Buildings Transaction Tax (LBTT), and Wales applies the Land Transaction Tax (LTT); both operate on different bands and rates from SDLT. Selecting a region in the calculator is for reference only — the calculation engine applies England/Northern Ireland-style SDLT bands, and figures for Scotland and Wales should be treated as indicative only and confirmed against Revenue Scotland or the Welsh Revenue Authority's own calculators.

5. Currency Display

The calculator allows figures to be displayed in several currencies (GBP, USD, EUR, CAD, AUD, and CHF) for the convenience of users comparing property costs internationally. This changes number formatting only — it does not apply a live exchange rate, and the underlying tax bands remain those set out in the UK Stamp Duty rate tables, denominated in pounds sterling. Do not rely on the displayed figure as a currency-converted amount for any financial transaction.

6. First-Time Buyer Relief and Surcharges

Eligibility for first-time buyer relief, and the application of the additional-property surcharge, depend on specific legal definitions and personal circumstances (such as prior property ownership, marital status, and the nature of the purchase) that this calculator cannot fully assess. The results shown are a simplified estimate and should not be treated as a determination of your eligibility for any relief or exemption.
